Frequently asked questions

Which US cities have the highest average rent?

San Francisco, New York, Boston, Seattle, and San Jose consistently rank among the highest-rent markets in the US, with median two-bedroom rents often exceeding $3,000/mo. Miami, Los Angeles, and Washington DC are also high-cost markets. Within any metro, rent varies significantly by neighborhood.

Which cities have the lowest average rent?

Midwest and Southern markets tend to have the lowest average rents in the US. Cities like Wichita, Tulsa, Memphis, and many smaller Midwest markets often see two-bedroom median rents in the $900–$1,200 range, with single-family homes at similar levels.

How is average rent by city calculated?

Average rent for each city is based on active rental listings aggregated by market area. We filter for standard residential properties (excluding vacation and short-term rentals) and calculate both mean and median rent across bedroom counts.

Does average rent differ within a city?

Yes — dramatically. Even in the same city, rent can vary 30–50% based on neighborhood. Downtown and walkable neighborhoods in most cities command a premium over suburban areas with similar property sizes. Always check comp data at the address level for accurate pricing.

How often is city rent data updated?

City rent figures are updated regularly from active listing data. However, for pricing decisions we recommend running a property-level search so you're working from the most current comps in the specific micro-market where your property sits.
