How this is calculated
Cash-on-cash = Annual cash flow ÷ Total cash invested × 100
Total ROI = (Cash flow + Appreciation + Principal paydown) ÷ Total cash invested × 100
Cash-on-cash isolates the return from cash flow alone. Total ROI captures the fuller picture of wealth-building, since paying down the loan and property appreciation both build equity even when monthly cash flow is modest.
Worked example
You invest $90,000 (down payment + closing + light rehab) and net $4,800/yr in cash flow. Cash-on-cash = $4,800 ÷ $90,000 = 5.3%. Add $7,000 appreciation and $4,000 principal paydown and total ROI = $15,800 ÷ $90,000 = 17.6%.
Frequently asked questions
What is a good ROI on a rental property?
Many investors look for 8%+ cash-on-cash, but total ROI including appreciation and paydown is often much higher. Targets vary by market and strategy.
What counts as total cash invested?
Your out-of-pocket cash: down payment, closing costs, and any upfront rehab. It excludes the financed loan amount.
How do I estimate appreciation?
It is your assumption to enter. A conservative long-run figure is often 2–4% of value per year, but this varies widely by market.
