How this is calculated

Percent increase = (New rent โˆ’ Current rent) รท Current rent ร— 100

Annual impact = (New rent โˆ’ Current rent) ร— 12

The monthly change is simply the difference between the two rents, and the annual change multiplies that by twelve. Before raising rent, check your local notice requirements and any rent-increase caps โ€” these vary by state and city.

Worked example

Raising rent from $2,000 to $2,150 is a $150/mo increase, or 7.5%. Over a year that is an extra $1,800 in income. Because it is in the 5โ€“10% band, give clear written notice per your local rules.
