Rental Comps — Find Comparable Rentals Near Any Address
Rental comps are the foundation of every credible rent estimate. Here is what makes a comparable good, how they are selected, and how to use them to price a rental or justify an increase.
What makes a good rental comp
A rental comp (comparable) is another rental similar enough to yours that its rent is evidence for yours. Not every nearby listing qualifies — the best comps line up on the attributes tenants actually pay for:
- Proximity: the same neighborhood or a tight radius around the address
- Size and layout: matching bedroom/bathroom count and similar square footage
- Recency: currently active or recently rented, not a stale listing
- Condition: a comparable finish level, since renovations command a premium
How comps are selected
A rent estimate is only as good as the comps behind it. Rent Report pulls active rentals within a radius of your address, filters for similar bedroom count and size, and scores each on how closely it matches — then shows you every comp used, with its address, size, distance, and rent, so you can judge the estimate rather than trust a black box.
Denser markets yield more close matches and higher confidence; rural addresses may require a wider radius and carry a lower confidence score.
Using comps to set — or defend — rent
Comps do two jobs. First, they price a vacant unit against what the market is actually paying. Second, they make the case for a rent increase far more persuasive: showing an owner or tenant five to ten comparable rentals priced above the current rent is more convincing than asserting the market has moved. Rent Report can package those comps into an owner-ready or tenant-ready rent review.

What are rental comps?
Rental comps (comparables) are active or recently rented properties similar in size, bedroom count, and location to your subject property. They are the foundation of any rent estimate — showing you what tenants are paying for comparable units right now, rather than what you or an algorithm guesses.
How do rental comps work?
Rent Report pulls active rental listings within a defined radius of your address, filters by similar bedroom count and size, and presents each one with its address, square footage, distance, and listed rent. You can see exactly which properties are driving the market estimate.
How many comps do I need to set rent confidently?
Five to ten closely matched comps is generally sufficient for a confident rent decision. Fewer than three closely matched comps means the estimate carries more uncertainty — Rent Report will show a lower confidence score in that case. In rural areas, you may need to widen your radius or consider slightly different bedroom counts.
How are rental comps different from sales comps?
Sales comps (used in home appraisals) are recent sale prices of comparable homes. Rental comps are active or recently rented listings — they reflect income potential, not asset value. A property with a high sale price can have a low rent yield and vice versa.
Can rental comps be used to justify a rent increase?
Yes — and this is one of the most common use cases. Showing a tenant or property owner 5–10 comparable rentals that are priced above your current rent makes the case for an increase far more persuasively than simply asserting the market has moved. Rent Report can generate a formatted rent review report with comps included.
