Market rent is what a well-informed tenant would pay for your property in a competitive market. Here is how it is determined — and how to find it for any address.
What market rent means
Market rent is the rent a property would achieve in the open market, assuming both landlord and tenant are reasonably informed and neither is under pressure. It is not what a landlord wishes to charge, and it is not what a single tenant offers — it is what comparable units are actually renting for.
Two related terms are easy to confuse. Asking rent is the price a unit is listed at. Contract rent is what a specific lease locked in, which may be stale. Market rent sits between them: the current, comp-supported number a vacant unit would command today.
How market rent is determined
Market rent is built from comparable rentals — recent and active listings similar to your property — adjusted for the factors that move price:
- Comparable rentals: nearby units with the same bedroom/bathroom count and similar square footage
- Supply and demand: local vacancy rates and how quickly units are leasing
- Property specifics: condition, finishes, parking, in-unit laundry, and pet policy
- Seasonality: many markets peak in late spring and summer and soften in winter
Market rent vs HUD Fair Market Rent
HUD publishes "Fair Market Rents" for housing-assistance programs, but those are a policy benchmark (the 40th percentile of an area's rents) and often sit below true private-market rent in competitive areas. For pricing a real unit, you want the private-market figure from local comps — see the Fair Market Rent explainer for the distinction, then get an address-level estimate.

What is market rent?
Market rent is the rent a well-informed tenant would pay for a rental property in a competitive market, assuming both parties have reasonable knowledge of current conditions. It is based on comparable active listings — not what a landlord wants to charge, and not what the tenant offers.
How is market rent calculated?
Rent Report calculates market rent by pulling active rental listings near your address, filtering for similar bedroom count and size, and returning a weighted range and median. You can see each comp used — not just the output number.
Why does market rent matter for property managers?
Setting rent below market leaves revenue on the table every month. Setting it too high increases vacancy and tenant turnover. Market rent calculators give PMs the data to price confidently and justify recommendations to property owners.
How often does market rent change?
Market rent can shift quarterly in active rental markets. Most property managers run a fresh market rent check at each lease renewal — typically every 12 months — to stay current.
Can I use this to justify a rent increase to my owner?
Yes. Rent Report is specifically designed for this workflow. Run the market rent analysis, then use the Rent Review feature to generate an owner-ready report showing the market data behind your recommendation.
