What is a rental estimate?
A rental estimate is a data-driven projection of the monthly rent a property should command based on comparable rentals in the same area. It differs from an appraisal — it reflects what tenants are actually paying right now, not a formal valuation.
How do I get a rental estimate for my property?
Enter your property address in the search bar. Rent Report pulls active rental listings nearby and returns a rent range, median estimate, confidence score, and a list of the comps used to build the estimate.
Is a rental estimate the same as an appraisal?
No. A rental appraisal is a formal licensed assessment. A rental estimate is a market-data analysis based on comparable listings — faster, free, and useful for pricing decisions, but not a licensed opinion of value.
How do I know if my current rent is at market?
Use the Own Analysis mode. Enter your property address and current rent, and Rent Report will show you the market estimate and the monthly and annual revenue gap if you're priced below market.
How many comps does Rent Report use?
The number of comps depends on the density of active rentals near your address. Urban areas typically have 10–30 comps. Suburban areas average 5–15. Rural addresses may have fewer, which is reflected in a lower confidence score.
